Once built and tenanted, a typical office suite in a Dylan Harvey Business Centre has proved to be worth considerably more than the off-plan purchase price – making it a very attractive investment for any purchaser.

Once the office suite is let at a rental cost of £150 per week (£7,800 per year) to the tenant, a sale returning an average 6% yield, for example, will give you a sale price of £130,000.

The weekly rental for a 500 sq ft office suite is typically £150, which would increase every three years – a great price for any business, especially with the endless benefits available to them from Dylan Harvey.

Cost to tenants

  • Tenants pay rent in advance by direct debit. They must also pay a deposit before moving into their suite – this is to make sure offices are left in good condition and to cover any outstanding bills that may be left.
  • Monthly service charges are also paid in advance by tenants. These include heating and lighting of communal areas, landscaping, car park maintenance, cleaning, window cleaning, waste removal and kitchen and toilet consumables.
  • Tenants are liable for rent, commercial property rates, water rates, electricity charges, buildings insurance, telecoms bills and building maintenance costs during their occupancy. They are responsible for leaving the building in optimum condition when tenancy expires, which means redecoration if necessary.
